Tile Roof Underlayment
During this tile roof underlayment replacement project, our team inspected the existing Spanish tile roofing system. We evaluated the tile, underlayment, roof deck, flashing, battens or slats, and drainage areas.
Tile Roof Underlayment Replacement Process
- Roof Inspection – We inspected the existing tile roof and evaluated the condition of the underlayment, roof deck, flashing, and other roofing components.
- Permit Application – We obtained the required roofing permit from the local building department before work began.
- Tile Removal – We carefully removed the existing tile and set aside reusable tiles for reinstallation. We also identified damaged tiles for replacement.
- Underlayment Removal – We removed the deteriorated underlayment and prepared the roof surface for the new underlayment system.
- Roof Deck Inspection and Repairs – We inspected the exposed roof sheathing for damage or deterioration. When needed, we repaired or replaced damaged wood according to the approved scope of work.
- Flashing Inspection and Repairs – We inspected flashing around chimneys, walls, valleys, skylights, vents, and other roof penetrations. We repaired or replaced damaged flashing where needed.
- New Underlayment Installation – We installed the new tile roof underlayment according to the manufacturer’s specifications and applicable local building requirements.
- Building Department Inspection – We scheduled the required inspection after completing the appropriate stage of the roofing work. We then continued the project according to the approved permit and inspection requirements.
- Tile Reinstallation – We reinstalled the reusable existing tile and replaced damaged or missing tiles as specified. We secured the tiles according to applicable requirements.
- Final Inspection – We completed the required final inspection to verify that the permitted roofing work met the applicable requirements.
Roof Preparation and Re-Papering
A successful tile roofing project starts with understanding what is happening underneath the tile. Therefore, we evaluate the existing tile, underlayment, flashing, roof deck, drainage, and areas around chimneys, skylights, vents, and other roof penetrations.
Depending on the roof’s age, condition, and extent of damage, the required work can vary. We determine the appropriate scope after inspecting the existing roofing system.

Common Challenges We Solve in Tile Roofing Projects
Tile roofs are known for their durability and long service life. However, the roofing system underneath the tile is just as important as the tile itself.
Cracked or broken tiles, slipped tiles, deteriorated underlayment, damaged flashing, roof penetrations, and water intrusion can all affect roof performance.
Finding the Source of a Roof Leak
One of the most important challenges in tile roofing is finding and correcting the source of a leak without causing unnecessary damage to surrounding tiles.
We carefully inspect the affected area, including the tile, underlayment, flashing, and roof deck. This helps us determine what is actually causing the problem.
Choosing the Right Tile Roofing Solution
We also consider the age and overall condition of the tile roofing system. In some situations, replacing a few damaged tiles may solve the problem.
In other cases, deteriorated underlayment or widespread damage may require a larger repair or complete roof replacement.
Our goal is to identify the right solution for the condition of the roof, not simply the easiest repair.

Our Mission With Every Tile Roofing Project
Our mission is to protect your home with a tile roofing system that is properly installed, carefully maintained, and built for long-term performance.
We understand that tile is only one part of the roofing system. Therefore, we pay close attention to the underlayment, flashing, roof deck, drainage, and installation details beneath the tile.
Finally, we provide clear recommendations, quality workmanship, and transparent communication. This helps homeowners understand the condition of their tile roof and make an informed decision about repair or replacement.
